Hey, everyone! I’m back with another market update, this time for Pico Robertson, 90035 in November 2024. The absorption rate here came in at 26%. Out of 19 active listings, 5 homes sold, with an average sales price of $1,995,000 and an average of 17 days on the market (DOM). What does this mean? Well, homes are moving—just not at lightning speed—giving both buyers and sellers a bit of time to make informed decisions.
Now, I’d love to spend all day talking real estate, but let’s face it, this isn’t just any old month—it’s the busiest season for shopping. Between holiday deals and year-end sales, the malls, online stores, and downtown boutiques are buzzing with activity. However, while you’re out hunting for the perfect gift, safety and common sense should be at the top of your list.
Holiday Shopping Tips to Keep You Safe & Sane
-
Be Mindful of Your Surroundings: When you’re navigating crowded stores or busy parking lots, keep those eyes open. A little awareness can go a long way in preventing theft or misplaced wallets.
-
Make Frequent Trips Home: If you find the perfect deal on that big-screen TV or score multiple gifts in one trip, don’t let all those packages sit in your car. Make a quick run home to drop off your haul. It’s worth the extra mile to keep your treasures safe.
-
Don’t Be Flashy: Your goal is to blend in, not stand out. Leave the designer handbags and showy accessories at home. Opt for casual attire—something that won’t catch the eye of holiday grinches looking for easy targets.
-
Keep Your Porch Pirate-Proof: Ordering online? Great! Just don’t let packages pile up at your door. Use secure delivery options, have packages sent to your workplace, or ask a neighbor to grab them until you’re home.
-
Guard That ‘New Home’ Account: If you’re saving for a home, do yourself a favor—don’t dip into that “new home” fund for holiday gifts. Trust me, that future front door you’ll be walking through is a much better long-term investment than the latest gadget or designer shoes.
Balancing Real Estate & Holiday Cheer
With an average sales price nearing $2 million and homes selling in just 17 days, Pico Robertson continues to be a vibrant and dynamic market. Whether you’re buying or selling, staying informed and prepared is key. Meanwhile, the holiday season demands similar skills: know what you want, keep a level head, and protect what’s important—whether that’s your new home savings or your stack of shopping bags.
If you have any questions about the Pico Robertson market or need guidance on how to time your move around the holidays, I’m here to help. Until then, happy shopping, stay safe, and I’ll see you in the next update! Thanks for reading, and happy holidays!
