Hello! I’m Nathan Derry with JohnHart Real Estate, and today in our Iconic Home Series, we’re exploring one of the most fascinating properties in Palm Springs: the sprawling estate of legendary comedian Bob Hope. This architectural marvel, with its futuristic design and stunning location, is not only one of my favorite homes in Palm Springs but also a shining example of modern architecture blending with natural landscapes. Let’s take a closer look at its history, design, and remarkable restoration.
A Visionary Design by John Lautner
The Bob Hope estate was designed in 1973 by the renowned architect John Lautner, known for his imaginative and often organic architectural creations. Lautner’s work emphasizes harmony between structure and environment, and the Hope house is no exception. Perched high above the Coachella Valley, the estate offers panoramic views of Palm Springs and the surrounding mountains. Lautner’s designs often resemble futuristic visions, and this estate’s sweeping curves and organic lines are a testament to his innovative style.
The estate spans 23,366 square feet and has a distinctive “volcano-like” roof made of concrete, which flows seamlessly over the main structure. With its circular openings, the roof allows natural light to cascade into the house, creating a dramatic effect that transforms throughout the day. This unique design is as iconic as it is practical, showcasing Lautner’s ingenuity in creating a modern home that complements its desert setting.
Originally Listed in 2013: From Market to Restoration
After the deaths of Bob and Dolores Hope, the estate was first listed for sale in 2013. Initially priced at a staggering $50 million, it became one of the highest-priced homes on the market in Palm Springs. However, due to the challenging market for ultra-high-end homes, the price was eventually lowered twice before it sold to American investor and philanthropist Ron Burkle. Burkle, who co-founded The Yucaipa Companies, saw the potential in restoring the estate to its original grandeur.
A Thoughtful Restoration by Helena Arghuete
Once Burkle purchased the property, he enlisted Helena Arghuete, the former site architect for the original project, to oversee the restoration. The updates focused on honoring Lautner’s vision while bringing a natural, updated aesthetic to the home’s interior. Arghuete’s team removed a 1995 addition installed by the Hopes, choosing instead to emphasize natural materials that blended with the home’s surroundings. The walls were fitted with African mahogany, adding a warm, earthy tone to the interior spaces, and the decor was updated to reflect a more organic look.
By bringing in natural materials and modern decor elements, Arghuete preserved Lautner’s architectural intentions while offering a refined, contemporary ambiance that Burkle envisioned. The result is a seamless blend of the home’s original artistry with updates that cater to modern sensibilities.
